To install CC 4.4.0 Nulled:

Upload “chat” folder to your SE root directory
Give 777 permission to ALL “chat” folder recursively (You can do this over FTP Client such as Filezilla or WinSCP)
Make sure you don’t have any cometchat installation before, if any, delete cometchat* table from your database ***BE CAREFUL!***
Run http://yoursite.com/chat/install.php and copy script info to your backend (Paste on: Settings > General Settings > Head Scripts/Styles)
And Save Changes
Refresh your browser with ctrl+F5 or clear your browser cookie and caching

Works perfect for me on SE 4.2.4
